Greenhills Way, Dalton in Furness

We are delivering a residential development at Greenhills Way, Dalton-in-Furness, for Barker Developments under an NEC4 contract, with works commencing in 2020. The project comprises the construction of 36 residential properties, together with associated highways, drainage, streetlighting, landscaping and S38/S278 works.

Scope of Works
As Principal Contractor, we have managed the construction works from pre-construction through to completion, taking responsibility for coordinating multiple trades and managing the health, safety, quality and environmental requirements of the project.

The works include:

  • Construction of 36 residential units
  • New roads and footways
  • Drainage and flood mitigation
  • Streetlighting
  • Landscaping
  • S38 and S278 highway works
  • Traffic management and public interface works
  • Associated infrastructure and external works

 

Key Project Challenges
The development presented a number of challenges, including flood risk to the existing adjacent highway, complex interfaces between construction activities and public access, and the coordination of up to 10 different trades on site.

Through Early Contractor Involvement, we worked with the design team to identify risks and improve the design before construction. Changes to road geometry, kerb alignment and surface levels helped improve drainage and reduce flood risk.

A phased programme and carefully managed traffic management also helped maintain access and minimise disruption to the surrounding area.

 

Sustainable Delivery
Sustainability has been a key consideration throughout the project.

Excavated materials were transported to our washplant for recycling and conversion into aggregates for reuse, following applicable EA and WRAP Quality Protocol requirements.

This approach generated a £45,000 saving while diverting 100% of the excavated waste from landfill.
Other sustainable measures included the use of reclaimed stone for gabion walls and the installation of EV charging points.

Our Approach
The Greenhills Way development demonstrates our ability to deliver large-scale residential construction and associated infrastructure from design development through to completion, while managing complex interfaces, public access, environmental considerations and multiple specialist trades.

By combining Early Contractor Involvement, self-delivery, local supply chains and our own recycling capabilities, we have been able to deliver a safer, more efficient and sustainable project while generating measurable cost and environmental benefits.
